Security System Maintenance

The maintenance of security systems is mandatory by law. Electronic and anti-intrusion security systems require mandatory periodic maintenance if they are connected to a CRA alarm receiver or a Control Center (PPS).

Verifying the proper functioning of the security and alarm systems requires adequate technical service, made up of experienced professionals and training who make (presential and/or remote) interventions in a satisfactory manner and according to legislation.

Preventive Maintenance

Preventive maintenance is carried out in order to anticipate possible failures or breakdowns in the security system, and to provide a solution before these occur.

Quarter-yearly and annual reviews are mandatory. The list of elements to be checked in preventive maintenance is detailed by law.

 

  • Security system maintenance book

The Book of Maintenance is a written document which contains the necessary information on the scope of periodic reviews and the timescales in which they are to be carried out.

It is legal imperative for those establishments or installations that have electronic security systems connected to an alarm receiver, or that enjoy their own control center.

It is a tool that is part of preventive maintenance, and it must be carried by the security director or manager of such an area in the organization.

Thanks to this document, it is possible to keep up-to-date information on the elements that were reviewed in the inspections, evaluation and corrective measures that were taken. It must carry the date and signature of the people responsible for security.

Maintenance Check

The corrective maintenance of security systems is reactive.

Its purpose is twofold: to apply corrections in case of failure; and to correct, repair or replace devices that preventive maintenance has detected that give errors or flaws.

Applicable Regulation For System Maintenance

The rules applicable to the maintenance of security systems are provided for in the following ministerial orders:

  • Order INT/316/2011, of 1 February, on the operation of alarm systems in the field of private security.
  • Order INT/826/2020, of 3 September, amending as regards deadlines for the adequacy of electronic security measures, Order INT/314/2011, of 1 February, on private security companies, Order INT/316/2011, of 1 February, on the operation of alarm systems in the field of private security, and Order INT/317/2011, of 1 February, on private security measures. (BOE 241, 9.9.2020)
  • Order IRP/198/2010, of 29 March (Dept. Interior of the Generalitat de Catalunya) establishing the criteria for action for the maintenance and verification of security systems and communication to the police of the Generalitat-Mossos d’Esquadra of alarm warnings.
